Builders unveil high-rise plans for Quay Sarasota on the waterfront

Lennar Multifamily Communities announced plans for a 12-story development with 240 luxury rental homes in Quay Sarasota.

Two builders have announced plans for a high-rise luxury apartment complex and a luxury condominium project at Quay Sarasota.

Lennar Multifamily Communities purchased 1.65 acres to build its first apartment community in the Sarasota market, according to a news release for the Quay’s developers, GreenPointe Developers, and the real estate investment firm Cross Lake Partners. The 12-story development will feature 240 luxury multifamily homes with over 13,000 square feet of ground floor retail space.

The community’s amenities will include a top-floor wine lounge, catering kitchen, cybercafe, resident lounge, golf simulator, business center, meeting rooms and a fitness center. Other selling points include a resort-style swimming pool, dog park, bike repair shop and outdoor cabanas with a bar and grill. 

Construction of Lennar’s project is expected to begin in May, with the first units finished in September 2023.

“Our community will be the premier rental destination at the Sarasota waterfront,” said McCarley Davis, LMC’s city president for Florida. “Once completed, LMC’s Sarasota development will be one of the most unique and sought-after rental communities on Florida’s West Coast.”

Also, Kolter Urban acquired 1.15 acres at the Quay to build Bayso Sarasota, an 18-level condominium development with 149 luxury residences priced from the $800,000s. Buyers can choose from 11 floor plans, featuring two or three bedrooms plus dens ranging from 2,500 to 4,000 square feet.

Groundbreaking is planned for the second quarter of 2021, with completion expected in fall 2023.

“Bayso residents will enjoy living in a vibrant waterfront district with the best dining, entertainment and the arts lifestyle that Sarasota has to offer,” said Brian Van Slyke, regional vice president of Kolter Urban. 

Bayso’s amenities will include an elevated resort-style pool and spa deck with cabanas, entertainment areas and an outdoor kitchen. Plans include a fitness center, a personal training/flex studio and a residents’ club room with catering kitchen and club bar. A lobby staff will offer concierge services to residents.

Kolter is offering a preview gallery for Bayso in the ground level of the Westin Hotel, 100 Marine View Drive, Suite 101, Sarasota. The sales gallery will open Jan. 15 in Premier Sotheby’s International Realty Office, 50 Central Ave., Suite 110.

Kolter Urban is also developing The Ritz-Carlton Residences adjacent to Bayso, with completion projected for later this year. Only two luxury residences remain unsold.

Quay Sarasota is a 14-acre waterfront district that will offer luxury residential, upscale retail, boutique hotel and state-of-the-art office space on Sarasota’s bayfront. The Quay will overlook a yacht basin with boat slips, a waterfront park and boardwalk. For more information, visit
